Established with an innovative approach, Nida Arsa offers residential-zoned land in Türkiye’s most valuable locations, with accessible investment options, fully planned infrastructure, and socially enriched developments. Supported by Tahincioğlu’s long-standing expertise and experienced team, Nida Arsa operates with a transparent, reliable, and innovative approach, aiming to expand land ownership by offering lots that steadily increase in value.
Nidaköy is the umbrella brand for the land developments offered for sale by Nida Arsa. The first project under the Nidaköy brand is “Nidaköy Izmir Dikili”, located in Dikili, Izmir.
The Nidaköy Izmir Dikili land development project is set on a total area of 1,097,000 m². Within the project, 276,700 m² is allocated to 509 residential-zoned lots, along with 12,784 m² of commercial area. In addition, the project includes 331,114 m² of thermal tourism areas, 424,459 m² of day-use facility areas, and 12,784 m² of park areas. Social amenities within the development will include facilities such as a mosque, school, and family health center.
All land in the Nida Arsa portfolio is delivered with fully developed infrastructure, including access roads and utilities. Each lot is residential-zoned and comes with an individual title deed. All developments are backed by the assurance of Tahincioğlu.
It refers to a land parcel for which all official procedures have been completed, including approved zoning plans, defined buildable area, specified building height limits, completed architectural planning, approved construction permits, and finalized subdivision processes.
Subdivision is the process of dividing a larger land parcel into individual lots. When you purchase a subdivided land parcel, any future risk of the land being allocated for public use areas such as roads or parks is eliminated. All required deductions are completed in advance, ensuring that the net land area you purchase fully belongs to you.
Consolidation is the process of merging two or more adjacent properties that are separately registered in the land registry into a single land parcel.
The development has a floor area ratio (FAR) of 0.6 and allows up to 2 stories of construction. Located in one of the most valuable areas of Dikili, all lots come with fully legal title deeds.
The floor area ratio (FAR) is 0.6. On a 500 m² lot, this corresponds to a total buildable area of 500*0.6 = 300 m².
Yes, it does.
Yes. The lots at Nidaköy Izmir Dikili are suitable for joint purchases. For example, a 400 m² lot can be acquired by two co-owners, allowing the construction of two separate villas on 200 m² allocations. In this way, residents of Nidaköy Izmir Dikili can choose their own neighbors, with sample twin and triplex villa layouts and plan visuals available.
There is no limit on the number of co-owners. All co-owners’ details are included in the purchase agreement, and the transaction is completed accordingly.

A individual title deed indicates that a single person or entity owns the entire property. A shared title deed, on the other hand, indicates that a property is owned collectively by multiple individuals or entities, with defined ownership shares.

It is an individual title deed.
Residential-Zoned Land refers to parcels within a zoning plan that are legally designated for residential, commercial, or industrial use. Agricultural land refers to non-zoned land used for farming purposes, on which construction is not permitted.
It is classified as Residential-Zoned Land, with all legal processes completed.
The land can be purchased either through a one-time payment or through installment plans, depending on the available payment options.
After the full payment of the land price, you can receive your title deed within 40 business days, as specified in the contract.
Yes. With the seller’s prior approval, the property can be partially or fully transferred to third parties.
After completing your payments and receiving your title deed, you may proceed with construction once the developer has completed the infrastructure works. You can then begin building your home in accordance with your approved project and building permit.
